$750,000 · Wanted to buy...maybe trade

We are wanting to purchase a home, fairly valued at not more than $750,000, with a sunny lot in a quiet area of Qualicum or Parksville not more than 1 km. from the ocean. We presently own a 1500 sq. ft. Patio home, fairly valued at $530,000, on it's own lot in the Oceanside development of the Eaglecrest area of Qualicum Beach. Ideally we would like to do a trade of our home with a homeowner looking to downsize, but we are pre-approved to do an outright purchase without having to sell our patio home. We are not interested in selling our existing home unless we have contracted to replace it with an alternate home in this area.
